Purchasing a home is one of the single most important financial decisions a person will make in their lifetime. One of the factors that will play in that decision is the appraisal. Everyone buying a home wants to make sure that they aren’t over paying for their new home and that is where the appraisal comes into play. Appraisals are required by all lenders that are lending money on the purchase or refinancing of a home. The Lender will review the report looking at the supporting comparables in the vicinity of the target home that were used to find the value of the home. There are many instances where the Lender will require an appraisal review which could be simply a desk review but many times is a field review. A field review would be a second appraisal. In this declining real estate market that we are experiencing, Lenders are very cautious lending money and they will do their due diligence to make sure the appraisal is accurate and no questions arise about the value of the home.
