<li>Hire a professional – If      your home is in a higher price point range then you will probably want to      replace your old countertops with granite, marble or stainless steel      countertops, all of which are best handled by a professional. Although it      is often not easy to spend a lot of money on items such as new      countertops, you will always likely see a return on your investment.</li>

<p>Before you sign up with a real estate agent – and before you visit your first home – you need to know exactly how much house you can realistically afford.  The best way to do this is to list the following figures:</p>
<p>Net (not gross) income from employment  &#8211; after taxes are deducted<br />
Any other income received on a regular basis.</p>
<p>Add these two figures.</p>
<p>List your regular monthly expenses:</p>
<ul>
<li>Amount of car payment</li>
</ul>
<ul>
<li> Car insurance payment</li>
</ul>
<ul>
<li> Gas and lunches related to employment</li>
</ul>
<ul>
<li> Average utility bills</li>
</ul>
<ul>
<li> Credit card payments</li>
</ul>
<ul>
<li> Average food bills</li>
</ul>
<ul>
<li> Ongoing medical/dental bills</li>
</ul>
<ul>
<li> Typical amount you spend on entertainment</li>
</ul>
<ul>
<li> Any other loans or ongoing expenses</li>
</ul>
<ul>
<li> Amount earmarked for savings or vacation.</li>
</ul>
<p>Total these expenses and deduct them from your income.  The amount that is left is approximately how much you can realistically afford to spend on a monthly home mortgage payment.</p>
<p>You can now check out free mortgage calculators on Google to estimate how much you will have to pay on a home that interests you.  You can also calculate the amount of down payment you have and the average home loan interest rate since you do not know exactly how much interest you will have to pay until you are in contact with lenders.</p>
<p>You should not exceed this amount even though you see your dream home for a higher monthly mortgage than you can afford.  If you are somehow approved for a higher mortgage, you will wind up making a number of financial and lifestyle sacrifices and may wind up in foreclosure as are so many buyers who went in over their heads</p>

You can talk to other      neighbours and ask questions about their experience with the builder and      the construction quality of their homes. You can also contact the Better      Business Bureau and ask about any problems with the builder. Your builder      should be able to provide you with a list of referrals; if they can&#8217;t,      move on.</li>

If your real estate agent decides to hold an open house to sell your home then it is best to prepare for this event and make your home as attractive as possible to potential homebuyers.</p>
<ul>
<li>Clean, clean, clean. This      doesn’t just mean vacuuming and mopping the floors; it means scrubbing      every corner and every wall in your home so that is sparkles. If you are unable to perform such a      major cleaning, hire the services of a professional cleaning service. The      money spent will almost certainly be worth it, as homebuyers will notice –      and appreciate &#8211; your pristine home.</li>
<li>Put away the junk before      the open house.  Stacks of      newspapers and magazines, the collection of shoes by the front door and      kids’ stack of toys in the living room must all be hidden and/or put away.      Homebuyers do not want to walk through the door of your home and stare at      your clutter, so clean it up and hide it out of sight!</li>
<li>Mow the grass and clean up      your yard. Once again, if you are unable to do so, hire a lawn care      service to tend to your lawn before the open house. Your front yard and      the exterior of your home is the first thing buyers notice when they      approach your home, and an untidy lawn and landscape often puts off buyers      even before they walk through the door.</li>
<li>Open all of the curtains      and blinds throughout your home and turn on all the lights. A well-lit      home shows better and makes it appear larger.</li>
<li>Avoid cooking any foods in      the days before your open house that may leave behind an odor, such as      fish, garlic and onions.</li>
<li>Empty all of the garbage      cans throughout the home before the open house.</li>
<li>Open the windows, if      possible, to let fresh air circulate throughout the home, or light softly      scented candles.</li>
<li>Leave during the open      house – and take your pets with you. There is no better way to scare off      potential buyers than to have the homeowner – or their pet &#8211; lurking      around the house.</li>
<li>Remove all valuables and      personal documents from the home, including jewelry, money and financial      documents. Don’t leave mail sitting on the counter.</li>

After all, there is no better way to instantly increase the value of your <a href="http://www.senasellsvegas.com">Las Vegas home</a> than through remodeling.</p>
<p>According to REALTOR magazine, homeowners can expect to recoup an average of 67.3 percent of their investment, nationally. Although this number is down about 20 percent from the peak of the housing expansion several years ago, it still reflects that it almost always pays off to remodel your home.<span id="more-791"></span></p>
<p>And there are a number of home improvements that almost always enable homeowners to recoup nearly 100 percent (or more!) of their investment. These include:</p>

<li>Midrange kitchen remodels</li>
<li>Vinyl siding</li>
<li>Window replacement</li>
</ul>
