Seller Tips: The Top 10 Things to Take Care of After you’ve Sealed the Deal

by Richard Soto on August 25, 2009

After the contract is signed and the paperwork is completed, you can begin the process of planning your move from your Las Vegas home. But where in the world do you begin?

  1. Start packing – There is no better way to prepare for your move than to begin pre-packing. Organize and sort off-season, holiday or rarely used items, such as china and collectibles, and get them packed away so that you have a head start on packing up the rest of the house.
  2. Contact your utility companies – Let all of your utility companies know when your service needs to be cut off or moved. This process can often be time consuming, so plan to tackle one utility company each day so you don’t become overwhelmed.
  3. Find a mover – Secure a moving company as soon as you know your moving date.
  4. Send out change of address cards – Send change of address cards to your friends, family and business associates. Get creative and send fun change of address cards that include a photograph of your new home or family!
  5. Have a garage sale – There is no better way to rid yourself of excess clutter than to hold a garage sale before you move. A garage sale reduces the amount of stuff you need to pack and move, and is also a great way to make extra cash to cover your moving expenses.
  6. Cancel newspaper subscription – There’s no sense in providing the new homeowners with a free newspaper subscription, so take care of this task sooner than later.
  7. Notify all necessary companies of your address change – Your car loans, your credit cards and your magazine subscriptions all need to be informed of your change of address.
  8. Register your children in their new school – Introduce your children to their new school and take care of transferring their school records over to their new school.
  9. Prepare your children for the move – Talk about the move with your kids and encourage them to ask questions and express their concerns. Maintaining open lines of communication is one of the best ways you can alleviate you children’s fear, confusion and apprehension about moving.
  10. Make plans for your pets on moving day – Make plans with friends, family members or a kennel to care for your pets during your move.

That’s a great list. Moving can be daunting with all of the small things that need to be remembered and having a list to tick off is great. I would even suggest making a sub list from point 7 – start creating a list of everyone you can think of weeks in advance and add to the list as you remember. Trying to think of everyone at once is near impossible and there are numerous times we’ve forgotten one or two and they turned out to be quite important.

Great list Richard! I find that one of the MOST important things that new home buyers forget to do is change the locks and access codes. You never know how many “extra” keys are floating around out there and the last thing you want is for some complete strangers to have access to your new home. I’ve heard of situations where relatives had spare keys in case they needed a place to crash and ended up sleeping on someone sofa not even knowing that the house was sold. There have also been plenty of incidents where homeowners or real estate agents have given keys to repair or service technicians and never asked for the key back.

The one EVERYONE forgets, is the garage door access code. Considering that it is the biggest door to the entire house, new homeowners forget to reset the codes and erase the memory of the garage door motor. Then again, some new homeowners may not even know how to do it. Good thing we offer how-to videos on our website. It’s a simple process and we offer step by step instructions on how you can do it yourself!
