		<description>An agent in my company recently published this exact same criteria in a local magazine and I took exception with what she wrote just as I take exception to what you have written.  Not that it&#039;s inaccurate or even incorrect but what it does not do is emphasise which items are the most important.  I just drove through my neighborhood and found eight homes for sale by eight different agents, and there is very little chance that sellers will remotely consider interviewing eight different agents.  What I found missing on all the signs was a personal website mentioned and what I would be sure to tell a seller that I was trying win over is that when they  see a For Sign in someones yard and that sign does not show the agents personal website he can be pretty sure that that agent does not have all the tools to market his property adequately.  I would then tell that seller that I may be a new agent or I have not had many sells this year for what ever reason, my guarantee to that seller is that most of my efforts and marketing budget is geared to getting him/her maximum exposure for their property not only for a potential local buyer but for anyone having access to the internet.  Todays buyers have become to kowledgeable to to be searching for homes anywhere else but on the net.</description>
